The Gordian Group introduced CM Fixed to solve a problem in another very popular procurement system being used today: Construction Management at Risk. The problem with Construction Management at Risk when used for repair and alterations work is that there was nothing to control price and the only risk was that of the facility owner. Construction Management contracts are great for organizations that want to hand off all or part of their construction needs. The problem with the contracts is that there is no motivation on the part of the Construction Manager to get competitive prices. The Gordian Group’s solution ties the prices of the Construction Management contract to our industry leading Construction Task Catalog. This puts the risk back on the Construction Manager to perform at prices that are pre-determined.
